Brittany is a construction and development executive with over 20 years of experience leading residential, multifamily, mixed-use, and commercial projects across British Columbia, Alberta, and Manitoba.
She brings a strong background in development execution, operational leadership, financial oversight, and project delivery, with expertise spanning feasibility analysis, budgeting, procurement, stakeholder coordination, and construction management.
Throughout her career, Brittany has overseen a diverse portfolio of townhouse, multiplex, condominium, and commercial developments, managing projects from pre-development through completion. Her experience includes leadership roles focused on development planning, municipal approvals, cost management, consultant coordination, and operational systems implementation.
At House West Developments, Brittany oversees development operations, construction execution, project systems, consultant coordination, and strategic growth initiatives, helping guide projects from concept through delivery.
A carpenter by trade, Mitch has more than 25 years of hands-on construction experience, including extensive experience in framing and site execution. As Co-Founder, he leads sales and construction, overseeing site operations, trades and quality, with a strong focus on safety and delivering work on time and on budget.
Colin is an entrepreneur and global real estate strategist with more than 15 years of experience in real estate investment, market analysis, and cross-border development advisory.
He is the founder of Property Passbook, a global real estate investment platform focused on connecting investors with development opportunities and international property markets.
Prior to founding Property Passbook, Colin worked in global real estate private equity and served as Head of Research at Colliers International in Shanghai, where he advised international developers and institutional investors on project identification, market analysis, development strategy, and global investment opportunities.

Ella keeps projects organized and on track behind the scenes. She manages accounts, invoicing, project documentation and day-to-day administration so that budgets, records and communication stay accurate and up to date.
Maddox is the newest member of our site crew, learning the carpentry trade hands-on while helping keep our job sites organized and moving.

It is a provincial framework that allows more homes on lots that were previously limited to a single detached house, such as a duplex with secondary suites. The details vary by municipality and by lot, so we confirm what is possible on a site during feasibility. Our Warwick Residence in Burnaby is one example.
In British Columbia, new homes carry warranty coverage commonly described as 2‑5‑10: two years for labour and materials, five years for the building envelope and ten years for structural defects. Exact coverage depends on the warranty policy. We manage the warranty period for you, including program setup, homeowner orientation, claim intake and deficiency resolution.

Greater Vancouver Realtors reported 1,717 residential sales in September 2026. That is 8.4% fewer than a year earlier and about 25% below the 10-year seasonal average. The composite benchmark price for all home types was $1,075,900, down 5.5% from September 2025 and down 0.6% from August.
Supply remains ample. New listings totalled 5,852, which is 10.3% lower than a year ago but 5.7% above the 10-year average. Total inventory was 16,394, down 4% from last September and still 24.3% above the long-term average.
The drop in sales came mainly from apartment-style homes. Attached and detached home sales were slightly above last year’s levels, which suggests demand for ground-oriented homes is holding up better than demand for condos.

On September 2, 2026, the Bank of Canada held its policy rate at 2.25% for the seventh consecutive decision. It said the economy and inflation were evolving broadly as forecast, but that upside risks to inflation have increased and new tariffs make growth prospects more uncertain. The Bank said it is prepared to adjust policy as needed.
Forecasts differ on what comes next. TD Economics expects rates to stay unchanged through next year. National Bank has forecast increases to 2.50% in early 2027 and 2.75% by mid-2027. The next scheduled decision is October 28.
Land and construction financing costs track interest rates, and lenders and buyers price in uncertainty. A steady rate environment is easier to plan around than a moving one, but the risks currently point in both directions.

CMHC’s summer housing market outlook, published July 22, expects housing starts in the Vancouver area to keep falling. The area recorded 28,112 starts in 2024 and 27,185 in 2025. CMHC forecasts 26,000 to 27,000 in 2026, 21,900 to 25,100 in 2027 and 20,500 to 22,000 in 2028, with no recovery before 2028. CMHC’s June data showed Vancouver starts 35% lower than a year earlier.
Builders are responding to unsold inventory and high costs. Rental apartments now make up about 60% of Vancouver starts in 2026, up from under 20% a decade ago, and rental starts rose 36% compared with 2025. Condo apartment starts fell about 40% in the first half of the year, the weakest first half since 2011, with unsold inventory building in Surrey, the City of Vancouver and Burnaby in particular.
CMHC estimates Vancouver’s current pace of starts is 5,000 to 7,000 homes a year short of what is needed to restore pre-pandemic affordability by 2036.

The province enacts Bill 44, requiring small-scale multi-unit housing in former single-family areas.
Burnaby adopts R1 small-scale multi-unit housing zoning across all 30,933 residential lots.
Council moves to scale back heights, storeys and lot coverage and temporarily withholds permits for non-conforming projects.
Under provincial legislation passed in December 2023, Burnaby council approved bylaws on June 10, 2024 that replaced twelve single- and two-family districts with one R1 small-scale multi-unit housing district. The change affects all 30,933 residential lots in the city.
The rules currently allow up to six units in buildings up to four storeys on former single-family properties, depending on lot size and location. After public pushback on large multiplexes, council has been working to scale back allowable heights, storeys and lot coverage, and has voted to temporarily withhold building permits for projects that do not conform to the proposed changes.
Costs are part of the picture. Burnaby calculates development cost charges and amenity cost charges for multiplexes on net new units, with credit for existing dwellings. Elsewhere in the region, a CBRE multiplex specialist reports that projects typically take nine to twelve months from application to groundbreaking, and that Vancouver saw $404 million of land purchased specifically for multiplex development after the legislation passed.

Altus Group’s 2026 Canadian cost guide, published April 23, found that overall construction costs declined in both Vancouver and Toronto, driven almost entirely by weakness in condo and high-rise residential construction. Calgary, Edmonton, Montreal and Winnipeg each reported increases of 4% or more.
Within Vancouver, metals costs rose on the back of US tariffs while lumber softened. Labour costs are climbing with inflation and availability is holding steady, though demand is expected to grow, and the gradual decline in temporary workers could add pressure over time.
Altus points to US tariffs, the CUSMA renegotiation and energy prices tied to geopolitical conflict as the biggest risks for 2026. The Bank of Canada also flagged new tariffs in its September decision.
